Floor Burnishing Techniques That Maximise Gloss
Most operators set their burnisher to the default speed and walk at a steady pace. That produces an acceptable gloss. The pros adjust pad, RPM and walking speed for the floor type and the desired finish, producing a mirror gloss that looks 5 years newer than the surrounding building. Here are the techniques that separate a mediocre burnish from a great one.

RPM Choice
- 1500 RPM. Daily standard. Safe on all finishes. Won't soften.
- 2000 RPM. Deeper gloss. More heat. Risk of softening on lower quality finishes.
- 2500+ RPM. UHS specialty. Use on UHS rated finish only.
Walking Speed
Walking speed determines how long the pad heats each section of floor:
- 30 ft/min (slow): produces deeper gloss, risk of softening
- 40 to 50 ft/min: standard
- 60 ft/min (fast): less gloss but faster coverage
The Two Pass Burnish
For premium gloss, do two passes:
- First pass at 1500 RPM with a white pad to even out gloss
- Second pass at 2000 RPM with an aqua hair pad to deepen gloss
This combination produces a mirror finish that single pass burnishing cannot match.
Spray Buffing for Restoration
If the floor has lost gloss between annual strips, spray buffing adds chemistry to restore the finish. Lightly mist a spray buff product, immediately buff at 1500 RPM with a champagne pad. The chemistry fills micro scratches and the heat melts the surface together.

The burnisher choice depends on the area:
- Corded electric. Up to 25,000 sq ft. Lightest, cheapest.
- Battery (lithium). 25,000 to 75,000 sq ft. No cord drag.
- Propane. 75,000+ sq ft. Highest productivity.

Floor Preparation
The floor MUST be visibly clean and dry before burnishing. Burnishing dust grinds into the finish, creating scratches that catch the light. Always:
- Sweep or dust mop
- Damp mop with neutral pH cleaner
- Allow to fully dry (15 to 30 minutes)
- Vacuum any remaining loose dust

Dust Control During Burnishing
High speed burnishing creates fine dust. In schools, hospitals and healthcare environments:
- Use a burnisher with a built in dust skirt and HEPA capture
- Run a portable HEPA air scrubber in the room
- Time burnishing to off hours
Inspection Tip
Inspect the gloss at an angle. Stand at one end of the corridor and look across the floor. Streaks become obvious from a low angle that you cannot see standing directly above. Touch up streaks with a quick second pass before the section dries.
