How to Burnish a Floor for High Gloss Finish

Floor burnishing is the high speed polish that transforms a clean but dull VCT or terrazzo floor into a wet look gloss. It is the operation that makes hospital corridors, school hallways and retail stores look maintained vs neglected. The technique looks simple, but pad selection, RPM choice and floor preparation determine whether the gloss lasts a week or a month.

The Equipment

A burnisher is a floor machine that spins a pad at 1500 to 2000+ RPM. The high speed friction heats the floor finish slightly, melts the surface together and produces gloss. Burnishers come in three power formats:

  • Corded electric. Up to 25,000 sq ft. Lightest and cheapest.
  • Battery powered. 25,000 to 75,000 sq ft. No cord drag in occupied spaces.
  • Propane. 75,000+ sq ft. Highest productivity for warehouses and big box retail.

Step by Step

1. Sweep and Clean

Burnishing on a dirty floor grinds the dirt into the finish, scratching it. Always sweep, dust mop and damp mop before burnishing. The floor must be visibly clean and DRY.

2. Pre Inspect

Walk the area looking for gum, scuffs and damaged finish patches. Spot scrape gum, treat scuffs with a manual cleaning. Burnishing covers up clean floors but exposes any defect.

3. Mount the Pad

Tilt the burnisher back, mount the pad on the driver, lower the machine. The pad should sit flat on the floor with even pressure.

4. Set RPM and Speed

1500 RPM is the standard daily speed. 2000 RPM produces deeper gloss but generates more heat. Avoid 2000 RPM on softer finishes that can soften and bunch.

5. Burnish in Straight Rows

Push the burnisher in straight overlapping rows at 30 to 50 feet per minute. Walk speed is about right. Slower walks heat the finish more but risk softening; faster walks reduce gloss.

6. Inspect Every 100 sq ft

Look at the floor at an angle. Gloss should be uniform. Streaks indicate uneven pressure (worn pad, machine tilted) or dirt under the pad. Stop, swap the pad if needed and continue.

7. Final Pass

For premium gloss, do a second pass with a hair pad. The hair pad polishes the finish softer and produces a deeper shine.

Dust Control

High speed burnishing creates fine respirable dust. In occupied spaces (schools, hospitals), use a burnisher with a built in dust skirt or vacuum attachment. For propane and unhooded units, run a HEPA air scrubber in the room while working.
