Mold Remediation Equipment: A Practical Guide
Mold remediation done right protects the building, the occupants and the workers. Done wrong, it spreads spores throughout the structure and creates a worse problem than what you started with. The IICRC S520 standard sets the framework, and the equipment list below is what professional remediators carry to every job.
Containment first
Before any equipment is plugged in, the work area is sealed with 6 mil polyethylene sheeting and tape. A decontamination chamber at the entry holds equipment and PPE during transitions. Containment prevents cross contamination — when you cut open moldy drywall, spores will move with air, and they need somewhere controlled to go.
Negative air machines
A negative air machine pulls air from inside the containment, runs it through HEPA filtration, and exhausts it outside the work zone (usually through ducting to an exterior window or vent). This creates negative pressure inside the containment so any leaks pull clean air in rather than push contaminated air out.

HEPA air scrubbers
Used inside the containment to continuously filter the air during work. Different from negative air machines because they recirculate cleaned air back into the room rather than exhausting it. Size at the same air change rate. Many smaller jobs use a single unit that does double duty by being ducted out as a negative air machine.
HEPA vacuums
For removing settled dust and spores from surfaces during and after the work. Standard shop vacs are not enough — they release spores back into the air. HEPA certified vacuums (99.97 percent at 0.3 microns) are the only acceptable choice. Use them on every porous and semi-porous surface in the containment before clearance testing.
Dehumidifiers
Mold needs moisture to grow. Drying the structure to below 60 percent relative humidity stops new growth and lets existing affected materials stabilize. Commercial LGR (low grain refrigerant) dehumidifiers pull 130 to 240 pints per day. Sized at 30 to 70 pints per 1000 square feet of affected area depending on saturation.
Air movers
Speed up drying by moving air across wet surfaces. Centrifugal air movers push air at the floor for drying carpet and pad. Axial fans move bulk air through the space. Used in combination with dehumidifiers to bring water out of the structure.
Moisture meters and thermal imaging
Pin meters measure moisture in materials directly. Pinless meters scan walls without damage. Thermal imaging cameras spot temperature differences that indicate hidden moisture. Used at the start to map the affected area, during work to track drying progress, and at the end to verify the structure is dry before clearance.
Antimicrobials and cleaning agents
EPA registered antimicrobials kill the surviving spores after removal. Hydrogen peroxide based products are common. Quaternary ammonium products are also used. Always follow the label dwell time. Always use PPE — many antimicrobials are skin and respiratory irritants.

- Tyvek suits with hood, sealed at wrists and ankles
- Nitrile gloves over inner cotton gloves for sweat absorption

Removal tools
Reciprocating saws cut affected drywall and trim. Pry bars remove baseboards and casings. Encapsulants seal materials that cannot be removed (structural framing for example) — these are mold resistant coatings tested for the application. Wire brushes and sanding blocks clean surface mold from solid wood framing.
Documentation tools
Cameras, moisture readings, before-and-after notes. Documentation supports the clearance decision and the insurance file. Many remediators use a tablet based system that timestamps every reading and photo.
