How to Choose a Floor Burnisher

A floor burnisher spins a polishing pad at 1500 RPM or higher to bring finished floors to a wet look gloss. The right machine depends on the area you cover, indoor air quality requirements and how often the cord becomes a problem.

Power Source

  • Corded electric burnishers. Most affordable, lightest. Best for under 25,000 square feet where outlets are easy to reach.
  • Battery burnishers. No cord to drag, work in occupied spaces. Cover 25,000 to 75,000 square feet on a single charge.
  • Propane burnishers. Highest productivity for warehouse and big box retail floors above 75,000 square feet. Need ventilation and a CO sensor.

RPM and Pad Size

1500 RPM is the standard for daily maintenance burnishing. 2000+ RPM machines produce a deeper gloss but also generate more heat, which can soften some floor finishes. Match pad size to operator skill and aisle width: 20 inch pads on long open runs, 17 inch on tighter retail and 24 to 27 inch on convention and gymnasium floors.

Dust Control

High speed burnishing creates fine dust. Look for a built in dust skirt or vacuum attachment in occupied areas like schools and healthcare. Propane and uncontrolled corded units throw more dust than skirted models.

Pair a burnisher with a low speed floor machine for stripping and refinishing, and a floor scrubber for daily cleaning before the burnish step.

What is the difference between a burnisher and a buffer?

A buffer runs at 175 to 350 RPM for cleaning, scrubbing and spray buffing. A burnisher runs at 1500 RPM and up for high gloss polishing. They use different pads and cannot be substituted for each other.

How often should I burnish my floors?

For high traffic retail and corridor floors, daily burnishing keeps the gloss high. Office and lower traffic spaces look good with weekly or twice weekly burnishing. Always burnish a clean floor; dust and grit reduce gloss and damage the finish.

Are propane burnishers safe to use indoors?

Yes, with proper ventilation and a carbon monoxide sensor. Modern propane burnishers run lean burn engines that meet OSHA limits for indoor use, but always check facility policy and run a CO meter during use.

What pad colour for burnishing?

White is the standard burnishing pad for daily polishing. Aqua and natural hair pads produce a higher gloss on premium finishes. Champagne and pink pads are deeper cleaning burnishing pads for spray buff applications.
