View full detailsHow to Clean a PTAC Unit
Packaged terminal air conditioners (PTACs) accumulate dust on the front filter, biofilm in the drain pan and a layer of grime on the cooling coil that cuts cooling output by 20 percent or more. Annual deep cleaning restores capacity and prevents the wet sock smell that drives guest complaints.
What a Full PTAC Cleaning Kit Includes
- Bib or splash guard. Catches water and chemical so it does not damage carpet, paint or floors.
- Coil cleaner chemical. Foaming or no rinse formula that breaks down biofilm and oxidation.
- Pressure washer. A low pressure 100 to 300 PSI flow lifts loose debris without bending the coil fins.
- Drain pan brush and tablets. Clear and treat the condensate pan to stop algae growth.
Pull and Clean vs In Place
The deepest clean comes from pulling the chassis from the wall sleeve and cleaning all six sides. In place cleaning with a bib kit is faster, lets you stay in the room and is the standard for annual hotel preventive maintenance. Plan for a deep pull every 3 to 5 years.
Coil Cleaner Type
Acid based coil cleaners cut through severe oxidation and dirt fast. Foaming alkaline cleaners are safer for finished floors and carpets and rinse with less water. Match the cleaner to the soil and the room conditions, never mix the two chemistries and always wear eye protection.
For broader hotel maintenance, browse commercial vacuums and carpet extractors sized for guest room cleaning.
Frequently Asked Questions
How often should PTAC units be cleaned?
Filters should be vacuumed monthly. Coils should be deep cleaned every 6 to 12 months in coastal or smoking properties, every 12 to 24 months in interior, no smoking properties. Drain pans should be treated quarterly.
Can I clean a PTAC without removing it from the wall?
Yes. A bib kit and low pressure sprayer let you clean a PTAC in place from the front and rear, with the chassis still in the sleeve. Pull cleaning every few years still gives a deeper result.
What pressure is safe for PTAC coils?
Stay between 100 and 300 PSI when rinsing PTAC fins. Higher pressures bend the aluminium fins and reduce airflow, which lowers cooling output until the fins are combed back.
Why does my PTAC smell like a wet sock?
The smell is biofilm in the drain pan and on the cold coil. Apply foaming coil cleaner, drop a tablet in the drain pan and run the unit on cool for 15 minutes. The smell disappears the same day.
