VCT Floor Maintenance: Strip, Wax, Burnish, Repeat
Vinyl Composition Tile (VCT) is the workhorse hard flooring of schools, retail and healthcare facilities. It is durable, affordable and replaceable, but only if it is maintained on a clear schedule. The wrong maintenance turns VCT into a tired patchwork; the right maintenance keeps it looking new for 20+ years.
Daily Tasks
- Dust mop with a treated dust mop or microfibre flat mop
- Spot mop spills immediately
- Damp mop high traffic areas with neutral pH cleaner
- Inspect for tile damage (chips, lifting edges)
Weekly Tasks
- Auto scrub or full damp mop the entire VCT area
- Spot scrub heel marks and rubber stains
- Vacuum walk off mats to keep grit out
- Clean baseboards
Monthly: Burnish
A monthly burnishing pass restores gloss without stripping the finish. Use a high speed floor burnisher at 1500 to 2000 RPM with a white or aqua pad. The friction heats the existing finish, melts the surface together and produces gloss.
Quarterly: Spray Buff
Spray buffing combines a small amount of finish restorer chemical with a low speed buff to fill micro scratches and refresh the gloss. Use a 175 RPM floor machine with a red pad and a labelled spray buff product.
Annual: Strip and Refinish
Once a year (twice a year for high traffic), strip the old finish off the floor and apply 4 to 5 fresh coats. This is the labour intensive operation that resets the floor.
Strip and Refinish Steps
- Move all furniture, sweep, vacuum
- Apply stripper, dwell 5 to 10 min, do not let dry
- Agitate with a low speed machine and black stripping pad
- Pick up slurry with a wet vacuum or auto scrubber
- Rinse twice with clean water
- Spot strip any patches the first pass missed
- Apply 4 to 5 thin coats of finish in cross hatch pattern
- Let cure 24 to 48 hours
- Burnish 48 to 72 hours after final coat

Common Mistakes
- Using detergent based daily cleaners that strip finish prematurely
- Skipping monthly burnish (loses gloss between annual strips)
- Letting stripper dry mid job (creates patchy result)
- Inadequate rinsing after stripping (new finish does not bond)
- Walking on freshly waxed floors (footprints in the finish)
Cost Per Square Foot
A complete strip and refinish costs 0.20 to 0.50 dollars per sq ft in materials. Labour adds 0.50 to 1.50 dollars per sq ft depending on union vs non union and after hours premium. A 10,000 sq ft retail strip and refinish runs 7,000 to 15,000 dollars all in.
VCT done right looks as good 10 years in as it does on day one. The investment is in the schedule, not the materials. A facility that strips annually, burnishes monthly and dust mops daily ends up with a floor that lasts 25 years. One that only deep cleans when it looks bad ends up replacing the floor at year 8.
