How to Dry a Flooded Basement Properly
A flooded basement is one of the most common water problems homeowners and property managers face. Basements dry slowly because they are below grade, often have concrete that holds moisture and little natural airflow. Drying one properly takes the right sequence of steps.
Safety and Water Removal First
Before anything, address safety. Shut off power to the area if water is near outlets or the panel, and be aware of what kind of water you are dealing with, since sewage backup is hazardous. Then remove standing water with a pump or a wet/dry vacuum for the last shallow layer.
Remove What Cannot Be Dried
Porous materials that soaked up contaminated water, like carpet, pad and the bottom of drywall, often need to come out. Wet drywall wicks moisture upward, so cutting it above the water line lets the wall cavity dry. Removing unsalvageable materials early speeds the whole job.
Set Up Airflow and Dehumidification
- Place air movers to sweep air across wet floors and walls in a circular pattern
- Run a dehumidifier sized for the space to pull moisture out of the air
- Close basement windows, since humid outside air slows drying in most conditions
- Direct airflow into wall cavities and behind any materials that stayed
Concrete Takes Time
Concrete floors and walls hold moisture and release it slowly, so basements can be a specialty drying situation. A low grain refrigerant or desiccant dehumidifier reaches the low humidity needed to draw moisture out of masonry. Be patient and keep equipment running until readings confirm dryness.
Confirm It Is Dry Before You Stop
Surfaces can feel dry while materials and cavities are still wet, which leads to mold weeks later. Use moisture readings to confirm the structure has reached a dry standard before removing equipment.
